In our experience, the key to successful lettings is what you do from the very beginning. In the first instance, that means getting to know you, your expectations and perhaps most importantly, agreeing on a target rent that is both competitive in the market and ensures the absolute minimum void period. The second step is finding the right person for your property, not simply the first person that expresses an interest. Our prime function is to protect you, your asset and it’s income generating potential, so we take our obligation very seriously. To that end, having put potential applicants through our own vetting process, we put one candidate forward for full referencing by a specialist referencing company. While the majority of agents carry out referencing checks, not all use a specialist referencing company, and it is important to be aware of the many benefits that this provides:

From the 1st February, 2016 landlords letting private rented accommodation must check that any adults that will live in the property are in the country lawfully and as such have the right to rent the property. Again, using their specialist expertise, the referencing company take the worry out of this for you.
Once a suitable tenant has been found and a date set for moving in, we ensure that the property is ‘ready to let’ and that any further legal obligations such as gas safety checks are in place. A few days before the start of the tenancy we arrange for a professional inventory company to do an in-depth condition report including photos. This is extremely important as it sets a record of the condition in which you provide the property to the tenant and ties in with the tenant’s obligation to maintain the property in good order. Furthermore, as part of the security deposit scheme requirements to evidence move in and move out condition to make a claim against tenant’s deposit. It also records meter readings at the point of move in, so rest assured that we will ensure these along with the council tax are changed into the tenant’s name
The tenant initially signs a 6 or 12-month lease, depending on what we have agreed with you and pays a deposit equal to one month’s rent. This will be increased should you accept something that does not meet our normal criteria, such as accepting a tenant with a pet, along with one month’s rent in advance. Payment is made monthly in advance thereafter, with most tenants making payment by standing order, although we also accept payment by card, cash, cheque and bank transfer. We make payments to Landlords each Friday, so rest assured that you won’t wait long for us to make payment on to you. Each payment is accompanied by an email statement providing all relevant information for the payment.
We will carry out regular inspections of the property and report any issues to you to provide you with peace of mind. This is also a great way of establishing early the tenant’s intentions with regard to extending their stay in the property beyond the existing agreement. Should they not, we are already well advanced in marketing the property and securing a new tenant, ensuring that your property is not empty a moment longer than is necessary.
Finally, one thing that we believe makes us different is that in an environment where many agents are applying punitive charges to tenants for key deposits, lease renewals, inspections, etc, we do not, making your property more appealing to potential tenants and reducing void periods. Importantly, we don’t charge you for these things either; they are all included within our management.
